SPONSOR DUE DILIGENCE
Sponsor due diligence is generally performed by three different parties. Sponsors are analyzed by OMNI Brokerage, Inc., internally at 1031PropertyWatch, and by third-party legal counsel. A few of the things we evaluate are company management, program structure, whether they are in compliance with securities Regulation D and Rev. Proc 2002-22, and their historical performance.
The number of sponsors has grown from 6 in 2000 to over 125 in 2008. This growth has made it increasingly difficult for investors and professionals to know all of the sponsors with whom we we work. At 1031PropertyWatch, we make a point to personally know all the sponsors we work. There are sponsors we choose to work with and those that we do not.

Approved - These are sponsors with whom we have worked directly or whom we have had sufficient experience from which to evaluate and rank. Ranked - Approved sponsors whom we have evaluated in our 5 Star Ranking where we compare key areas such as the PPM, management, investor services, and syndication costs. |
