1031PropertyWatch has been an OSJ-Branch office of OMNI Brokerage, Inc. since OMNI entered the TIC industry in 2001. OMNI Brokerage, Inc. specializes in the Section 1031 Tenant-in-Common (TIC) market, focusing on finding, qualifying and arranging TIC ownership for investors looking for asset replacement properties. Section 1031 of the Internal Revenue Code (IRC) allows an owner to diversify a real estate investment among multiple properties.

In October 2007, the Tenant-In-Common Association (TICA) awarded OMNI its “A Champion of Excellence” (ACE) Award, which is awarded to members of TICA “who exemplify the vision of TICA and its Code of Ethics. They are leaders in the industry that . . . set their personal standards high, mentor others, push for industry improvement and volunteer their time for the benefit of the industry and members of TICA.”

OMNI’s leadership in the TIC industry is evidenced by the fact that:

 • Through OMNI, investors have purchased real estate valued at over $3,900,000,000;

 • OMNI is the largest broker-dealer in the TIC securities industry, based upon equity raised;

 • Since 1995, OMNI has completed over 4,000 TIC transactions; and

 • Over the past five years, more than one out of every ten dollars invested in TIC securities offerings have been transacted through OMNI.

OMNI works closely with many of the sponsors who identify and package properties for exchanges, giving investors access to real estate investment properties of different types in different areas across the country. These sponsors locate the real estate, perform initial due diligence, negotiate the purchase price, secure the financing for each property, and often provide post-acquisition management of those properties.

TICs offered through OMNI are designed to address many of the burdens associated with 1031 exchanges by identifying sponsors, reviewing their properties and TIC structures, performing due diligence and offering Section 1031 TICs to clients.
