SPONSOR OVERVIEW

1031PropertyWatch works closely with many of the sponsors who identify and package properties for exchanges, giving investors access to real estate investment properties of different types in different areas across the country. These sponsors locate the real estate, perform initial due diligence, negotiate the purchase price, secure the financing for each property, and often provide post-acquisition management of those properties.

The sponsor's responsibility extends beyond that of just selling the property. At the close of the property the sponsor, or its affiliate, is retained by the new owners to continue managing the property in both property management and asset management services. These services are bundled for the TIC owners so they have a complete package of professionals taking care of the day-to-day issues of operating the property. Because an investor has a continued reliance upon the seller after the close of the property, the role of the sponsor should be carefully considered.
